RoofShopper builds each report from public permit records. Every fact is normalized through the same deterministic process and labeled with its tier, its confidence, and the source it came from — nothing is generated or inferred.
Source tiers
Every source is ranked by how directly it documents a fact. A government building or permit record is Tier 1. Third-party aggregators and listing archives that corroborate a government record are Tier 2. Lower tiers cover estimated or derived values. The current registry is on the Sources page.
Confidence levels
- High— verified by multiple independent sources.
- Moderate— based on one independent public record, not corroborated.
- Low— estimated or derived, not directly documented.
- Unknown— sources disagree, or nothing is documented for this property.
A single county permit is Moderate confidence, not High — one source informs, multiple independent sources confirm. This rule is applied the same way for every property; a report is never made to look more confident than its underlying records support.
What this is, and isn't
Every fact in a report traces back to a named, dated source record. RoofShopper does not use AI to generate or estimate facts, and it never infers a roof's physical condition from documentation alone — that determination belongs to a licensed inspection.
