These terms govern your use of RoofShopper. By using the site — searching an address, creating an account, or requesting a Roofing Expert — you agree to them. If you don't agree, please don't use RoofShopper.

What RoofShopper is

RoofShopper is an information platform. We organize public government permit records for a property into a single, readable Home Identity report, and score how well that history is documented. RoofShopper is not a roofing contractor, not a home inspector, not an insurance company, and not a government agency. We don't perform inspections, issue permits, or verify the physical condition of any roof.

Information, not a guarantee

Every report is preliminary and is built entirely from documentation that happens to exist in the public record — it is not, and is not intended to be, a substitute for a licensed inspection, an appraisal, or professional advice before a purchase, insurance decision, or repair. RoofShopper reports on what has been officially documented, not on the current physical condition of a roof, and not on facts that were never filed with the issuing jurisdiction in the first place.

Confidence scoring

Every fact in a report carries a confidence level — High, Moderate, Low, or Unknown — based only on how many independent public sources document it, never on an estimate of how a roof is likely to be doing. A single government permit is Moderate confidence, not High; a fact with no supporting record at all is Unknown, and is labeled that way rather than guessed at. The full method is described on our Methodology page. A high confidence score describes how well-documented a fact is — it is not a certification, warranty, or endorsement of the roof itself.

No guarantee of permit completeness

RoofShopper's Home Identity reports reflect the government permit and public records we have been able to source for a given jurisdiction. Roofing work that was never permitted, was permitted under a different address or owner, or falls in a jurisdiction we don't yet cover will not appear in a report. An absence of permits on a report means we found none — it does not mean no roofing work has ever been done on the property. Your responsibilities

You're responsible for the accuracy of the information you submit to us — for example, the contact details on a Roofing Expert request — and for keeping your account password confidential. Any decision you make based on a RoofShopper report, including any decision about a purchase, repair, or insurance matter, is yours; we recommend confirming anything material with a licensed professional before acting on it.

Acceptable use

Don't use RoofShopper to attempt to access another user's account or another property owner's private information, to scrape or bulk-extract report data, to submit false information through our forms, or to interfere with the site's normal operation. We reserve the right to suspend access for use that violates these terms.

Intellectual property

The underlying permit records referenced in a report are public record. The way RoofShopper organizes, scores, and presents that information — including the Home Identity Score, the site's design, and its written content — belongs to RoofShopper. You're welcome to share a link to a report; please don't reproduce or resell RoofShopper's own report format or scoring as your own.

Limitation of liability

RoofShopper is provided “as is,” without warranty of any kind regarding the completeness or accuracy of any report. To the fullest extent permitted by law, RoofShopper is not liable for any decision made, or any loss incurred, in reliance on information from the site. Nothing in these terms limits liability where it cannot lawfully be limited.

Changes to these terms

If we materially change these terms, we'll update the date at the top of this page. Continuing to use RoofShopper after a change means you've accepted the update.
